Waterproofing treatment works on external wall

Water leakage repair

Ceiling, wall, roof or window: every leak has a cause. Roof Doctors traces the actual source with moisture meters and thermal imaging, then repairs it with the right system and a workmanship warranty.

As a water leakage contractor with 15+ years in Singapore, we see how fast a small leak grows here. Monsoon rain and year-round humidity push water along slabs and pipes until it reaches the steel inside the concrete. The stain is rarely right below the real entry point, so we trace the leak back to its source before we repair anything.

Leak types

Types of Water Leakage We Repair

There is no single home water leakage solution, because the fix depends on where the water gets in. Pick the type that matches your problem.

Ceiling leak

Stains or drips on the ceiling usually come from the floor above. We trace that source, waterproof it and then reinstate the ceiling.

Ceiling leakage repair ›

Wall seepage

Damp patches, peeling paint and white salt marks mean water is moving through the wall. Depending on the cause, the repair is crack injection, re-plastering or a membrane.

Wall leakage repair ›

Roof leak

Drips during rain, or damp under an RC roof, point to the roof itself. Roof water leakage repair means re-sealing flashing and fixing the tiles, coating or membrane.

Roof leakage repair ›

Window leak

Water running along the frame after rain comes from failed sealant or poor flashing. Fresh sealant and corrected flashing stop it.

External wall

High-level damp and cracks in the facade let wind-driven rain in. Crack injection plus an exterior waterproof coating seals the wall.

Internal vs external wall leak ›

Floor or slab

Water rising through a floor or into a basement comes from the ground or a failed slab. Crystalline or cementitious waterproofing blocks it inside the concrete.

Causes

Common Causes of Water Leakage in Singapore

Most of the leaks we trace come back to one of these:

  • A waterproofing membrane on a roof, balcony or bathroom that has reached the end of its life
  • Cracked or aged sealant around windows, gutters, pipes and parapet walls
  • Blocked gutters that overflow and push rainwater under the flashing
  • Structural and hairline cracks that let water track through RC slabs and walls
  • Concealed pipe leaks behind walls or in slabs, often mistaken for rain leaks
  • Rising damp, where groundwater is drawn up through porous masonry at low level

Detection

How We Detect Water Leaks

Finding the source is the hard part, and it is where most cheap repairs fail. Our inspection uses four tools:

  • A moisture meter to map how far the damp has spread
  • Thermal imaging to show cool, wet zones behind paint and tiles without hacking
  • Controlled water tests to confirm exactly where water gets in
  • Visual and dye tracing for pipe and joint leaks where the path is hard to see

You get a written diagnosis that names the cause, along with the quote.

Repair solutions

Our Water Leakage Repair Solutions

Each solution suits a different kind of leak. We choose one after the diagnosis.

Solution Best for What it does
PU injection Active leaks in cracks and slabs Resin expands inside the crack and seals the water path
Liquid-applied membrane Roofs, balconies and flat surfaces Forms one joint-free waterproof layer over the whole area
Crystalline waterproofing Concrete walls, floors and basements Crystals grow inside the concrete and block water
Cementitious coating Wet areas, tanks and planter boxes Adds a rigid waterproof layer bonded to the surface
Re-sealing and flashing Windows, joints and gutters Replaces failed sealant and corrects flashing details

Why act now

What Happens If You Leave a Leak

A leak never stays a stain. Left untreated, it leads to:

  • Spalling concrete, as water rusts the steel and the concrete cover cracks off
  • Mould and poor indoor air, especially in bedrooms and bathrooms
  • Paint, plaster, ceiling boards and flooring that need redoing again and again
  • Electrical risk where water reaches concealed wiring or light fittings
  • A larger structural repair later, which always costs more than fixing early

Our 5-step repair process

  1. A free on-site inspection to find the real source
  2. A written diagnosis and quote covering the cause, the method and the price
  3. Careful preparation, with the area protected and failed material removed
  4. The repair itself, with the right system for the cause and proper curing time
  5. A water test, clean-up and handover with a written workmanship warranty

    FAQ

    Frequently asked questions

    Q. Why does the water stain appear far from where the leak is?

Water runs along the easiest path, across slabs, down beams and along pipes, before it drips. The stain marks where the water comes out. The entry point can be several metres away, which is why we trace the source before we repair anything.

    Q. Can you find a leak without hacking everything open?

Usually, yes. Moisture meters and thermal imaging locate the wet path behind paint and tiles, so we only open up what we need to. That saves you cost and mess.

    Q. Is the repair covered by a warranty?

Every repair comes with a workmanship warranty, stated in writing. When we fix the real source with the right system, the repair lasts.

    Q. Do you repair leaks in HDB flats and condos?

We do, along with landed homes and commercial buildings. Inter-floor leaks in HDB blocks and condos come with shared-responsibility rules between neighbours. Our inspection report documents the cause, which helps when the cost has to be split.

    Q. How fast can you come?

We aim to schedule the free inspection within a day or two, and leaks that are actively dripping get priority.

    Q. Is it better to fix a leak now or wait?

Fix it now. A leak only spreads, and once water reaches the steel in the concrete, a waterproofing job becomes a structural repair that costs far more.
